What does a damp meter actually tell you?

A moisture meter is a useful indicator, not a diagnosis. Here is what it can and cannot do.

What it measures

A typical electronic moisture meter responds to moisture or conductive salts near the surface. A high reading tells you something is there — it does not tell you why.

The limitation

Salts, foil-backed plaster and surface finishes can all skew readings. A number on its own, without the construction and the pattern of dampness, can point to entirely the wrong conclusion.

Used properly

In the hands of a surveyor interpreting it alongside the building, its history and the visible evidence, a meter is a helpful tool. On its own, it is not a diagnosis.
